Ribas Hotels Group uses a comprehensive marketing ecosystem that includes:

  • a guest base of more than 50,000 customers;
  • corporate clients (national companies, public sector, trade unions);
  • partner channels (in particular, tour operators);
  • advertising campaigns on social networks, Google, and the media;
  • SMM, PR and CRM communication;
  • loyalty programs and cross-promotion between the chain’s hotels.
What is the payback period and what financial indicators are projected?

Payback depends on location, season, category, and average room rate. Current financial models are available to the investor during the consultation. The financial indicators are based on a conservative and realistic model formed on the basis of many years of management experience. The result depends on the market and the quality of project implementation..

Do my investments work during the construction phase?

Yes. During the construction phase, the investor receives a profit in the form of dynamic capitalization – an increase in the cost per square meter.
On average, the price increase from the start of construction to commissioning is about 30%, so your investment starts working even before the start of the complex’s operations.

Can the investor refuse to use the services of Ribas Hotels Group or not sign the agreement?

The model of the development project involves the sale of apartments exclusively with the integrated management service of a hotel management company.

This ensures:

  • a single service standard;
  • projected profitability;
  • full-fledged operation of the complex 365 days a year;
  • the impossibility of chaotic management or the emergence of third-party realtors, which destroys the business model.

The exception is the WOL Home Karpaty service apartment complex, which has a separate management model.

Who is responsible for the repair and furnishing of the apartment? Is it the investor’s responsibility?

The terms of reference, repair, equipment and furnishing standards are developed by the hotel management company.

The developer is responsible for the implementation of repairs and equipment in accordance with the project documentation. The hotel management company monitors compliance with the standards during the work.

The investor is not involved in repairs, furnishings, procurement or technical coordination, which simplifies entry into the business and ensures a single standard for the complex.

Does the investor have the right to use his apartment?

Yes. You have the opportunity to vacation in your own apartment whenever it is seasonally appropriate. You get preferential living conditions – and at the same time, you maintain the full efficiency of your investment. Your own comfort and profitability work together.

How can an investor control the sales of room-nights by the management company? What is the control system for all investors?

The apartment owner will have access to the Servio app to see the occupancy of their apartment. Electronic locks also show all the operations that were performed with them during the reporting period.

Transparency is ensured through a standardized accounting system for all investors in the complex.

How is the profit distributed among investors?

The profit is formed after deducting the operating expenses of the complex (salaries, utilities, marketing, depreciation funds, etc.).
The net profit is then distributed in proportion to the area of units owned by each investor.

Some projects use an adjustment factor that takes into account the number of floors, type of apartment, and view characteristics to ensure a fair return on investment within the same complex.

How to exit the business and how to resell the apartment?

The hotel management company, under a lease agreement with the owner, will help buy and sell apartments through its own investor base. A contract will be concluded with the new owner, exclusively for the integrated apartment management service.

What legal documents does the investor sign?

The list of documents depends on the country and the legal model of a particular project.
In Ukraine, these are mostly agreements confirming the ownership and transfer of the facility for management.
In Indonesia, these are documents on long-term leasehold or participation in the enterprise (PMA).
In Turkey – real estate purchase and management agreements in accordance with local regulations.

What happens if the deadline is changed?

In the event of a delay, investors are informed in advance and offered the opportunity to do so:
– agreed compensation mechanisms;
